About this contract
C&C provides inspirational, person-centred care and support to vulnerable people, including: - frail older people who require personal care or care with nursing - people living with dementia - active older people living in sheltered and extra care housing - people with mental health support needs C&C strives to improve the quality of life of vulnerable people living in their accommodation through developmental, engagement and creative projects. For example, their innovative Creative Arts team has been recognised in industry and national media, as well as in reports by organisations such as the Baring Foundation. Overview of the Site and Service Requirement Dora House currently contains 204 affordable housing units (circa 10,813 sqm GEA) in the form of sheltered housing for people over 55 years of age (Use Class C3). The units are not consistent with the modern requirements for older peoples' housing and largely comprise studios (160) with some 1 (41) and 2 (3) bed flats. To upgrade the accommodation at Dora House it is necessary to demolish and re-build. The east of the site is bounded by the 1970's Danubius Hotel Regents Park, a 13 storey brick building which is built largely over existing mainline railway and London Underground lines which run approximately North to South. To the West along St John's Wood Road is Lords View One, a 12 storey residential brick building. This is adjoined to the west by its sister building Lord's View Two which is again 12 storeys in height. On the northern side of St John's Wood Road is the substantial Lord's Cricket Ground Estate. Due north of the site is the Regency St John's Church and associated gardens, terminating the vista of Park Road, but whose effect has been diminished by the widening and scale of the roads. To the East, Regents Park provides a verdant foreground to views of London. Proposed Development The proposed development involves the demolition of the existing building at 60 St John's Wood Road and redevelopment to comprise one basement level, ground and twelve upper floors containing car parking, plant, sheltered accommodation (Use Class C3) and ancillary communal areas. The development will comprise a total of 15,362 sqm (GEA) of sheltered accommodation comprising 3 studios, 145 one bedroom apartments and 8 two bedroom apartments. The client for the purposes of this procurement may be either Central & Cecil Housing Trust or Central & Cecil Construction Services Limited as identified at Section IV of Annex A
