About this contract

King’s College London has over 150 buildings located throughout central London with approx. 400,000 sq m of space. The College operates across three campuses the Strand & Waterloo campus, Guy’s and St. Thomas’ campus, Denmark Hill campus (including the Institute of Psychiatry, Physiology and Neuroscience). The Residences are responsible for approx. 2,500 student beds in student residential buildings located from Dulwich in south London to Hampstead in north London and sports grounds at New Malden, Honor Oak Park and Dulwich. Amongst its estate King’s College has Grade-1 listed buildings, state of the art research labs, medical simulation suites, libraries, high tech learning spaces, 2 substantial Public Private Partnership (PPP) buildings managed by Bouygues FM and embedded space within partner health and mental healthcare trust hospitals managed by the NHS FM team, supported by the King’s College FM team. Currently the College spends circa £250,000k on planned preventative & reactive maintenance and minor works on an annual basis. These services are currently provided by a number of different 3rd party providers and King’s College intends to combine some of these services into one comprehensive contract to improve both the level of service provision and ensure greater value for money. The appointed Contractor shall be responsible for the programmed servicing, repair and on-going maintenance of all the College’s security systems as well as provide out of hours call-out support services for ‘critical’ system breakdowns and malfunctions. The Contractor’s responsibility shall extend to ‘security lodge’ monitoring equipment, close circuit television systems, access control systems, automated speed gates, barriers, intruder alarm systems, relevant intercommunication systems and any associated infrastructure wiring and equipment. The College views this contract as a partnership where the Contractor shall be expected to work with and report directly to the College in achieving the following key objectives: 1. Secure an improvement in value for money obtained through proactive and reactive security systems asset maintenance spend and a reduction in cost. 2. Improve the PPM (Planned Preventative Maintenance) service levels. 3. Reduce the reactive maintenance costs and ensure critical response times are achieved. 4. To improve equipment reliability and availability and reduce failure rates. 5. Create greater consistency in service and costs. 6. Improve the minor works cost effectiveness and reduce the associated contract administration burden for the King’s campus operations team. 7.
