About this contract

The contract is for a masterplan to be developed for an allocated mixed use development site to the north and east of Axminster which is allocated in the adopted East Devon Local Plan. The development is for around 650 homes and associated community and employment buildings, a primary school and public open space. The masterplan will also include the alignment and arrangement of the proposed north/south relief road for the town. The masterplan will provide a high level layout for the development of the site showing the distribution and extent of uses, the position and alignment of the relief road, identify character areas, densities and heights of development which will all be indicated on a series of parameter plans. The work will be subject to public consultation and will be developed in partnership with the Council and the land developers Persimmon Homes and The Crown Estate. The commission will also include the production of a delivery plan that shall outline phasing for the delivery of the site including the spend of £10million of Housing Infrastructure Fund monies. The plan will also be subject to viability testing to ensure that it is viable for the delivery partners to deliver and that is achievable.
