About this contract
As part of the regeneration of an existing Redbrick Estate, the London Borough of Islington (LBI) are seeking to relocate an existing youth centre (Spectrum) and an existing dental practice into the ground and basement floors of the northern section of 69-85 Old Street, EC1V 9HX; an existing 1960's 4-storey commercial building located on the corner of Old Street and Central Street in Islington. <b>The requirement </b> <b> </b> The project will provide the following accommodation: Dentist: (Ground floor): 109m2 (GIA) of space for a new dental practice accessed from Old Street Up to 4No practice rooms Staff room and office Reception area Decontamination area WC facilities Youth Centre (Spectrum) 456m2 (GIA) of floor space located over the ground and basement floors accessed from Old Street 2No multi-use spaces (one on each floor) Dance Space Flexible Meeting Room 2No music recording studios and associated control room DJ suite Editing suite Classroom Staff office Kitchen and WC facilities The works will entail the stripping out of the existing accommodation currently occupied by Service Point - a printing company; the alteration of the existing building exterior including new external doors, windows, shop fronts, lighting, signage and an external basement escape stair; the conversion of the existing single commercial unit into 2 separate areas for each of the new uses; and all internal fit-out works associated with both uses, including furnishings for the youth centre. The building is wholly owned by LBI and is currently fully occupied by a range of tenants including the TSB Bank on the ground and basement floors. The building is also located next to the Stafford Cripps Estate, an LBI owned and managed estate, and has limited areas surrounding the building for access and storage. All works will need to be carried out whilst the adjoining areas are still occupied, and therefore minimizing the impact on tenants both within the building and the surrounding area will therefore be key to the success of the project. A specialist contractor is required for the fit out of the Dental surgery because of the nature of the works required and NHS requirements. The specialist contractor will be nominated.
